NEW HOME WARRANTY

If you are building or converting a residential development (including mixed use developments) in order to market to potential clients, our 'New Homes' warranty is for you. Our warranty provides the cost of complete, partial rebuilding or rectifying work to the new development that has been affected by major damage. Having a warranty in place gives clients peace of mind that the development has been built to the highest standards, and lenders the confidence they require to release funds.


SOCIAL HOUSING WARRANTY

Our Social Housing Warranty provides Housing Associations and Registered Social Landlords with up to 12 years cover on residential developments and conversion projects. This includes a 'right to acquire' facility which provides tenants who decide to purchase their property within the first 5 years of build completion, with a new 10 year warranty. This in effect provides up to 15 years cover.

The warranty provides the cost of complete, partial rebuilding or rectifying work to the new development that has been affected by major damage. LABC NHW can also provide Code for Sustainable Homes assessments to help achieve the minimum of Code Level 3 which is required to gain funding.


SELF BUILD WARRANTY

The LABC Self Build Warranty has been designed specifically for individuals building their own homes and applies to both new build and conversions.

A structural warranty is an insurance policy which provides you with cover in the event of a defect occurring on your property. This is not the case with an Architects Certificate. What is more, should you wish to sell your property within the first 10 years, a warranty will make your property more attractive to buyers and mortgage lenders who require a warranty in place before releasing funds. This warranty is non-transferable for the first 24 months.


COMPLETED HOUSING / COMPLETED PLUS

There may be a number of reasons why a development may not have a valid structural warranty in place, ranging from being built under an architects certificate, to developers going into administration or liquidation which invalidates any existing warranties. This can cause major issues for Insolvency Practitioners with large volumes of housing stock or self builders wishing to move on as with current mortgage lending criteria tightening, the properties will be near impossible to sell to the private market.

This is why we have developed our Completed Housing Warranty for self builders. This is not generally open to developers; however developments are considered on a case by case basis. The Completed Plus scheme has been designed for sites in administration.
